Owner statements that build themselves.

Vacation rental accounting software should turn reservation activity into an owner statement without a manual rebuild every month. Lodgix tracks rental income and fees on each reservation, and expenses on each property, as they happen, and turns those records into monthly statements. Owner statements, owner accounting, and the owner portal come with the Property Management add-on, and QuickBooks Sync is a separate add-on.

See what goes into every owner statement

Lodgix builds one statement for each owner and property per period. Here is what an owner sees:

  • Rental account activity. Every reservation in the period with its dates, booking channel, gross revenue, taxes, fees, commission, and net to the owner, plus owner stays and blocks.
  • Gross rental revenue. The total the owner's property earned before anything comes off.
  • Management fees. Your rental fee, cleaning fee, and one other fee, each named the way you name them, as a percentage or a flat amount.
  • Channel commission. What Airbnb, Vrbo, or another channel kept, when your agreement passes it to the owner.
  • Management commission. Your commission, calculated on the base your agreement sets.
  • Work orders and rental expenses. Repairs, supplies, and recurring services charged to the owner.
  • Total balance due owner. What this period earned the owner after every line above, with non-commissionable fees and services added back.

Hide any column you would rather not show, count revenue on the check out date or prorate it across the stay, and show guest names or simply "Paying Guest."

Owners can review and download their published statements from the Lodgix Admin app, anytime, anywhere. See the app.

Set commission and fee splits for each owner

Commission your way

Set a percentage or a flat amount for each owner and property, calculated on gross or net revenue, before or after channel commission. Override it on a single reservation, and every change is logged.

Fees that follow your agreement

Each management fee can include or leave out taxes and guest fees from its base. Mark any guest fee or service as commissionable, not commissionable, or revenue only.

Owner stays and cancellations

Charge owners a cleaning fee for their own stays, whether they clean or your team does, and choose whether cancellation fees are passed to the owner.

Team commission splits

Split a property's commission among team members, and Lodgix records each person's share on every reservation.

Review, publish, and record payouts

Every statement starts In Review. Check it, mark it Reviewed, then publish one statement or a whole batch at once. Publishing creates a PDF and an Excel file, can email both to the owner, and saves them to the owner's documents. Every action is kept in the statement log.

An owner ledger tracks what each owner is owed and what you have paid them, with every published statement marked unsettled, partially settled, or settled. Record each payment, allocate it to the statements it covers, and see at a glance who is paid up and who is still due.

An owner 1099 report totals each owner's statements for the period you choose, with their name, address, and tax ID, as PDF or Excel.

Give owners their own portal

Branded owner portal and dashboard

Owners sign in on a login page carrying your logo and company name, and see the occupancy, revenue, upcoming reservations, and recent statements you choose to show.

RevCast revenue forecasts

Switch on RevCast for your owners and they see actual vs projected revenue for their own properties. See our AI tools.

Every dollar collected through Lodgix payments feeds the same statement.

Send guest invoices to QuickBooks

QuickBooks Sync connects Lodgix to QuickBooks Online and sends your guests, reservation invoices, and payments to QuickBooks, posted to the income and deposit accounts you map. Owner statements and the owner ledger stay in Lodgix.

Questions we hear most

Do owners get their own login?

Yes. Owners sign in to their own portal to review statements and the reservation activity behind them, and the emails that send owners there go out under your brand.

How often can I generate an owner statement?

Monthly or quarterly. Statements are built from live reservation activity, so there is no manual rebuild at the end of each period.

Does Lodgix pay my owners?

No. You pay owners the way you do today, by check, by bank transfer, or through your accounting software, and record each payment in Lodgix so the owner ledger stays current.

Does this work if I only manage a handful of properties?

Yes. Lodgix works for hosts and property managers of every size.

Let the statement build itself.

Add a property, add an owner, and your first statement is ready to review.
