What are booking fees in vacation rental software?

Booking fees are charges tied to each individual reservation, usually a percentage of the booking total, charged instead of, or on top of, a monthly subscription. The alternative model prices the software as a flat subscription by property count, so the bill doesn't move with how many bookings you take.

The two models, side by side

ModelHow it's chargedWhat to check
Per-booking percentage feeA percentage of each reservation's total, taken at the time of booking.Ask whether it's charged to you, passed to the guest, or split between both.
Flat subscription by property countA fixed monthly price for a set number of properties, independent of booking volume.Ask what happens to the price as your property count or booking volume grows.

A vendor can advertise a low flat subscription and still add a payment processing markup on every card transaction, so read the pricing page and the payment processing terms together.

Are booking fees the same as channel commissions?

No. Airbnb, Vrbo, and Booking.com each charge their own service fees or commissions on bookings made through their marketplace, and you pay them whichever software you use. A software booking fee is a separate, additional charge from your property management platform on the same reservation.

The channel layer is the largest of the three. Airbnb says most hosts on its single fee structure, where the whole fee comes out of the host payout, pay 15.5%, and that this structure is mandatory for "hosts who use property management software." Under the older split fee, which Airbnb is phasing out, most hosts pay 3% and guests pay a service fee of 14.1% to 16.5% of the booking subtotal (Airbnb Help Center, Airbnb service fees, checked October 19, 2026). Vrbo describes a 12% pay per booking commission on the rental amount and the extra fees you charge travelers, with taxes and security deposits subject to a 3% payment processing fee instead (Vrbo Help, About the pay-per-booking model, checked October 19, 2026). Rates vary by region, so check your own channel dashboards for the figure that applies to your listings.

So a booking on a listing site can carry three costs at once: the channel's commission, your software's per-booking fee if it charges one, and card processing. When a vendor says "low fees," ask which of the three they mean.

Who pays the fee, you or the guest?

Vendors handle this differently, and the difference matters more than the percentage itself. A fee charged to you comes straight out of your margin. A fee added to the guest's total looks free to you, but it makes your property more expensive than identical listings priced without it, which can cost you bookings on channels where guests compare totals side by side.

What to check before you buy

  • Whether the published price is the whole story, or whether fees appear later in a contract or a setup call.
  • Whether a percentage fee is calculated on the booking total, or on top of it, and who ends up paying it.
  • Whether payment processing is bundled into the price or billed separately.
  • What a subscription plan costs at your current property count, and at double it.

Does Lodgix charge booking fees?

Yes, but only if you integrate directly to the channels. Bookings taken through your own website never carry a fee. Fees apply only when you integrate directly with a channel, and our fee on Airbnb and Vrbo bookings is 1/2%. Your subscription itself does not change: flat monthly pricing with no direct per-booking fees and no contracts. Plans start at $79.99 per month, stepping up by portfolio size to an Unlimited Plan at $349.99 per month with no property cap, and the subscription stays the same however many bookings you take. Current pricing is on the Lodgix pricing page.

Questions we hear most

Who ends up paying a per-booking fee?

It depends on the vendor. Some charge the host, some add the fee to the guest's total, and some split it. A fee passed to guests still affects you, because it raises your total price against identical listings on the same channel.

When does a percentage model make sense?

Mostly at very low or highly seasonal volume, where a percentage of a few bookings can cost less than a year of subscription. Once bookings are steady, the percentage usually overtakes a flat plan and keeps growing with your revenue.
